Buying a SeaFlower home from out of state: the plan from twelve months out to closing day
Remote tours, one well-planned visit, contract review from a distance, video walkthroughs during the build, and a remote closing under Florida law.

Quick answer
Most of my SeaFlower clients buy from another state and see the home in person once or twice. Florida allows remote online notarization even when you are outside the state, the builders and their title companies handle mail-away and remote closings routinely, and the developer offers live video appointments. The work is in the sequence: decide the product before you fly, tour all five builders in one visit, review the contract at home, and let your agent be the camera during the build.
Twelve to six months out
A strategy call to set the budget with taxes at full value, HOA, CDD and insurance included. Choose the product type (townhome, bungalow, cottage, classic, estate) from plans and videos. Get a lender pre-approval from someone licensed in Florida and an outside quote to compare against builder lenders. Start watching the quick move-in list.
The visit
One trip, two days. Day one: every builder's models, with your agent registered in advance so representation is protected. Day two: the drives that matter (beach at the worst time, airport, schools if relevant), the Village Center site, and a second look at the top two homes. Do not sign on the trip unless the deal is a quick move-in you have already priced.
Contract from home
The builder sends the contract electronically. Your agent reviews the deposit, completion, escalation, appraisal, change-order and incentive clauses; an attorney reviews anything that needs changing. Deposits are wired to the builder's escrow. Florida's CDD and HOA disclosures arrive with the package.
During the build
Pre-construction meeting (video), pre-drywall inspection with an independent inspector (your agent attends and films), design selections by video with the selection sheet reviewed before signing, and a walk of the lot and alley with your actual vehicle measurements in mind.
Closing
Florida Statute 117.265 allows remote online notarization with audio-video identity verification, so you can close from your kitchen table. Plan your move-in date around the homestead calendar: occupy by January 1, file by March 1.
