Manatee County growth and what it means for SeaFlower: population, infrastructure and the west side
The county grew 23% in a decade and 10% more since 2020, nearly all of it east of I-75. SeaFlower is the exception, and that is the point.

Quick answer
Manatee County's population grew about 23% from 2010 to 2020 and roughly 10% more from 2020 to 2023, per figures the developer cites, and the region's growth has been concentrated east of I-75 in Lakewood Ranch and Parrish. West Bradenton, the coastal mainland, has had almost no new construction because there was almost no land. SeaFlower's 1,175 acres are the largest developable parcel on that side of the county, which is the scarcity argument behind the community and behind its first-year sales pace.
Where the growth went
Lakewood Ranch (1,064 new-home contracts in the first half of 2026) and Parrish's new communities absorbed most of the county's new households for a decade. The trade-off for those buyers is distance to the Gulf: 30 to 45 minutes to the nearest beach.
What SeaFlower adds on the west side
About 4,000 homes at buildout, 600 apartments, a hotel and 350,000 square feet of commercial space, three miles from Anna Maria Island, on the only large tract left. Phase One's 1,063 homes and the Village Center are the first new retail and housing at scale in west Bradenton in a generation.
Infrastructure to watch
The Cortez Road bridge replacement to Anna Maria Island (a pending state project), improvements on Cortez Road and 75th Street West, and how the county accepts and designates SeaFlower's internal streets. Traffic on the bridge road is the most common objection to the community online; the internal trail network and the Village Center are the plan's answer, and the bridge project is the state's.
Schools and services
The west side's public schools have modest third-party ratings, and the county has been adding capacity east. Blake Hospital, IMG Academy and downtown Bradenton are established anchors nearby.
