Rear-load vs front-load lots at SeaFlower: yards, pools, alleys and daily life

Which builders offer which, what an alley garage changes about your lot, and the questions to ask before you choose.

Quick answer

Rear-load (alley) lots put the garage behind the home, so the street side is porch and windows and your driveway is a short apron off the alley. Front-load lots face the garage to the street and usually come with a deeper back yard. David Weekley's Bungalow homes on 45-foot lots are rear-load; Cardel offers front- and rear-garage versions of most of its 50- and 60-foot plans; Pulte offers both; M/I's townhomes have rear-load detached garages. The choice decides your yard depth, pool feasibility, guest parking and how the street looks.

What rear-load changes

The street face is the best-looking side of the house, which is the whole point of the village design. Guest parking is on the street in front. The back yard is smaller because the garage and its apron take the rear of the lot; a pool is possible on some plans and not others. Alleys are narrow; measure a long truck or a trailer against the turning radius before you commit, and note where the trash pickup happens.

What front-load changes

A conventional driveway, a deeper back yard, easier pool and lanai extensions, and a street view that includes the garage door. Cardel's and Pulte's front-load versions exist precisely because some buyers want the yard more than the porch.

Carts, trailers and boats

Rear-load lots are where most residents will park a golf cart, right off the trail network. Boats and large trailers are the wrong fit for the village lots; ask the HOA about vehicle rules before you buy either.

Resale

Neither is better; they attract different buyers. The porch-forward rear-load streets are what the community markets and what photographs well; the front-load lots serve people who need the yard.
